Private space appropriation for public use constitutes a complex urban phenomenon requiring specific empirical analysis. This study examines documented cases of spatial appropriation in Los Ríos province, Ecuador, through a systematic bibliographic review of academic literature published between 2019-2025. Eighteen documents from academic databases (Scopus, Web of Science, SciELO) were analyzed, applying specific eligibility criteria to identify regional empirical cases. Findings reveal that 62% of appropriation cases in Los Ríos involve urban transit easements, while 23% correspond to community green spaces. The research documents specific negotiation patterns between private owners and municipal authorities, identifying three main modalities: direct economic compensation, public service exchange, and shared maintenance agreements. Results evidence the need for specific regulatory frameworks that balance private property rights with sustainable urban development needs in Ecuadorian contexts.
