In an emerging city due to economic dynamism, with a capital that in recent years has had an enormous population growth; it demands real estate projects to satisfy the new family nuclei. As is the case of medium-sized multi-family buildings, for which applications of new methodologies such as the Last Planner System which reduces execution times were found. For this, the present work analyzes, develops and implements mechanisms based on the Last Planner System Philosophy, applied to a 5-story building project, focusing on the Finishing items in a period of 5 weeks. To complete this figure, it was necessary to create 3 sectors, and then an Intermediate Plan (Look Ahead Planning) was made, then a Weekly Plan. In the present study, the LPS methodology was implemented in a medium-sized work unlike other similar studies such as (Miranda Casanova, 2012). It is concluded in the present study of the application of the LPS to a medium-sized project, it is effective with respect to the improvement in the execution times with a 76% efficiency value for the execution of the Architecture items.
